Got an empty room and a vision?

This study started as a bare room with a brick wall. Here is how it came together, step by step.

Before and after

A space transformed.

Drag the line across the photo. This bathroom was stripped back to the frame, then rebuilt. Custom renovations run from a general freshen up with new trim work to a full internal rebuild.

Heritage work

Like for like, the way it was.

We rebuilt this entryway pergola on a home with a heritage overlay, so it had to be completed in a like for like manner. The client did her own painting to add a personal touch, and the fresh heritage green really brought it to life.

Questions people ask

When do you need a registered builder?

In Victoria, a builder or tradesperson doing work worth more than $10,000 must be registered with the Building and Plumbing Commission, and the job needs a written major domestic building contract.

Restumping, reblocking and demolition need a registered person whatever the price. Work that is only one trade, such as painting, tiling, plastering, plumbing or electrical work, is treated differently.

How do you check if a builder is registered?

Look them up on the Victorian practitioner search run by the Building and Plumbing Commission. It shows the class they are registered in, any conditions on that registration, and whether it is current.

Andrew Siggs is listed as a Domestic Builder (Limited), carpentry, number DB-L 100242.

What is domestic building insurance in Victoria?

It was the insurance that protected Victorian home owners if their builder died, disappeared or went broke. For contracts signed from 1 July 2026 it has been replaced by Home Warranty, run by the Building and Plumbing Commission, for contracts worth more than $20,000 on homes of 3 storeys or less.

Home Warranty covers lost deposits, incomplete work, and non-compliant or defective work. Your builder takes it out after you sign the contract.

Is a carpenter a builder?

Not always. Carpentry is a trade, while a builder is registered to take on building work, and in Victoria one person can be both.

Andrew is a carpenter and a registered builder: his registration is Domestic Builder (Limited), carpentry, DB-L 100242.

Do I need a permit for a pergola or a deck in Victoria?

A small true pergola often does not need a building permit. For a deck, plan on yes: Victoria's list of work that needs no permit has no entry for decks. A Heritage Overlay can call for a planning permit as well.

A building surveyor has the final say on any one job. In Bendigo that is a private building surveyor, not the council.

Does my house have asbestos?

Australia banned asbestos in 2003, and the Victorian Government says a home built or renovated before 1990 likely contains it. Common places are eaves, external wall cladding, and the linings behind bathroom, kitchen and laundry tiles.

Check before any repairs or renovations, even drilling a hole, and use a licensed asbestos removalist, because a builder generally is not licensed to remove it.
